What do your projects cost?

Outdoor Dreams' patio, deck, and porch spaces typically start between $25,000 and $75,000. Larger spaces with multiple features typically range between $100,000 and $200,000.

Pool projects typically start between $175,000 and $225,000, with most clients spending between $275,000 and $350,000. Large poolscapes, with numerous outdoor living features, can cost over $400,000. Small plunge pools start at $100,000.

How do clients typically pay for their projects?

There are four main sources of funding for typical projects. Cash, refinancing proceeds, a home equity line of credit, or personal loan proceeds.

To help clients achieve their dream backyard, Outdoor Dreams has partnered with HFS Home Improvement Financing to offer project funding up to $500,000.

How long does your process take?

Single-Feature Projects

Single-feature projects (one-room patios, fire pits, fireplaces, and outdoor kitchens) that do not require our design process, Outdoor Dreams aims to complete work in less than 3 months. Fire pits, outdoor fireplaces, and one-room patios are typically completed within 4-8 weeks of a signed contract. Outdoor Kitchens will sometimes take a little longer to complete because of appliance supply chains and coordinating with local permit departments, utility contractors, and granite vendors.

Design/Build Projects

The length of our design/build process can vary from 4-12 months depending on the project's scope and the lead times for materials, permitting, and our construction schedule. The design process typically takes 6-10 weeks for most clients to complete. Construction lead times can range from 6 weeks to 6+ months depending on numerous factors, making it the biggest variable in the process. Once construction has started, the typical patio or deck project can take 4-8 weeks to complete while a pool project typically takes 6-12 weeks

What types of pools do you install?

Outdoor Dreams offers both fiberglass and gunite (custom concrete) pools.

Outdoor Dreams does not install liner or above-ground pools.

Outdoor Dreams has also partnered with Soake Pools to offer Richmond and Central Virginia homeowners a unique plunge pool experience.

Question 5

Can you provide an estimate based on plans created by another designer or architect?

We can provide estimates for third-party designs; however, we charge a flat fee of $1,500 for this service. As an architectural design/build firm, we approach estimating as a critical part of the construction process. This fee includes a site analysis led by our Construction Manager and Architect, where we take independent measurements, evaluate grading and access, and assess whether the design is actually buildable as drawn. If you choose to move forward with Outdoor Dreams for construction, the fee is applied toward your project deposit.
